Finding Student Accommodation in Germany: Costs, Options, Scams

Accommodation is the hardest practical step for international students — you are searching from abroad, in a language you may not speak, in cities where locals also compete for rooms. Understanding the system beats panicking. Here is how student housing in Germany actually works.

Your three options and what they cost

  • Student dormitory (Studierendenwerk): usually the cheapest and safest option, roughly €250–450/month including utilities. Apply the moment you have your admission — waiting lists of one or two semesters are common in big cities.
  • Shared flat (WG): the classic German student setup, roughly €350–650/month depending on the city. You rent one room and share kitchen and bath; found via WG portals.
  • Own apartment: freedom at a price — roughly €500–900/month for a small flat, plus you compete with working adults. Realistic in smaller cities, hard in Munich or Berlin.

The vocabulary that costs money if you skip it

  • Kaltmiete = base rent without heating and utilities; Warmmiete = including them. Always compare Warmmiete.
  • Kaution = deposit, legally up to three months' Kaltmiete, refundable when you move out without damage.
  • Nebenkosten = utilities (heating, water, building services); electricity and internet are often separate contracts on top.
  • Untermiete = subletting — legal and common, but insist on written permission of the main landlord; you need a proper landlord confirmation for your Anmeldung.

How to spot a scam from 5,000 km away

  • You are asked to pay a deposit before any viewing or video call — the single biggest red flag.
  • The rent is clearly below market for the city, and the 'landlord' is conveniently abroad and can 'send the keys'.
  • Payment via money transfer services or crypto instead of a German bank account.
  • No written rental contract, or pressure to decide within hours.
  • Rule of thumb: never send money for housing you have not seen at least on a live video call, to a person whose identity you have not verified.
